Water Tests - If the subject property is on a private or shared well system, the client may wish to have the drinking water tested. Our water tests consist of two parts - a bacterial test and a partial chemical analysis. The chemical analysis includes chloride, fluoride, iron, nitrate, nitrite, sodium, sulphate and also shows the "hardness" of the water. The bacterial results are in a "pass/fail" format. The results of these tests are normally returned from the laboratory within approximately 7 - 10 business days. In our experience, approximately 10% of wells have a positive bacterial reading, regardless of the systems age. A positive reading can normally be addressed by chlorinating the water supply system. Remedial actions for unacceptable chemical analysis results vary, depending upon the elevated substance in question. Septic Tests - If the subject property is on a septic system, the client may opt to have a dye and performance test completed. Home Inspections North, Inc. offers this service, as well. Radon Tests - Radon testing is also available. Radon gas is a natural decay product from uranium, found in most soils. Elevated radon readings have been found in all Michigan counties, and it has been the inspectors experience that approximately 10% - 15% of the homes in northern Michigan may have elevated radon readings. Radon can increase the occupants risk of lung cancer, particularly if the occupant smokes. Remedial actions are available to address radon problems, and they vary in cost from a few hundred to a few thousand dollars, dependent upon the extent of the problem and points of entry for the gas. Testing involves placing activated charcoal canisters in the home for at least 48 hours. Tests are done in compliance with EPA protocol and completed by a certified Radon Measurement Operator, trained by the University of Illinois School of Public Health, Midwest Environmental & Industrial Health Training Center, Midwest Universities Radon Consortium and the University of Minnesota, and who has successfully completed the EPA Radon Measurement Proficiency Test.
