WHAT DOES THE INSPECTION INCLUDE? Our basic residential inspection consists of a 54 page checklist, developed and copyrighted by Home Inspections North, Inc. This checklist covers all major structural components, overviews of the plumbing, heating and electrical systems, testing of all major appliances and much more. Even each window, interior door and kitchen cabinet is inspected. One garage, whether attached or detached, is included in the base inspection. The roof condition, roof venting, all exterior surfaces and even the drive and grounds are inspected, as weather conditions allow. Several high technology instruments are used, including carbon monoxide detection equipment, a radio frequency moisture detector and a flexible fiber optic boroscope (similar to those used by surgeons during orthroscopic surgery) to allow many otherwise inaccessible areas to be viewed. An outlet tester, multi-meter, voltage sniffer and transit are among numerous other tools at the inspector’s disposal. Once the average 3 - 5 hour on site inspection is completed, the more significant findings are consolidated into typed summaries, normally 4 - 7 pages for an average inspection. Developed photographs are also included in each report. Finished reports, including the checklist, summaries and photos, often range from 80 - 100 pages, contained in a hard cover binder, in a "user friendly" format, complete with a table of contents. Most reports are completed on the day of the inspection and are forwarded to the client via two day priority mail. Overnight mail is available, for an additional charge. When possible, reports are hand delivered to the client on the day of the inspection. Custom reports are available for larger homes or commercial buildings.
Your inspector is available after the inspection to answer questions, whether a day, a month or a year after the report is completed.
